This letter is written at the request of the Crackman as
a reference regarding the work that was performed at this
Strata in September 2005.
On the top (14th) floor of this building, there had been
a serious water problem affecting the adjoining balcony
decks of two penthouse suites.
Due to the poor drainage characteristics of the gravel substrata
under the surface brickwork there was subsequent water retention
on both of the balcony decks year round.
The problem became evident as minerals were leached from
within the bricks resulting in discoloration and surface
stains, finally sloughing off as a dirty crust making practical
usage of these areas quite impossible as there was no way
to solve the problem with any type of cleanser or by scrubbing
or with the application of any paint or surface coating.
The gentleman, Mr. Smaleygh to whom I spoke with and showed
the problem, knew immediately what was wrong and arranged
to attend to the matter without delay as the dry weather
season was soon ending.
Both he and his partner, Mr. Neil, systematically removed
all brickwork disposed of the gravel under-bed, repaired
and resealed the perimeter of the membrane atop of the concrete
base, re-applied a honeycombed rubber sub-matting, replaced
all brickwork and applied a final sealant.
The work was professional and completed with expedience
and at the convenience of both owners who are both still
pleased with the results.
I would not hesitate to recommend the Crackman to anyone
and still seek their input with any similar problems that
arise in this building.
